What we take on
Most jobs use several of these at once. They are priced together, scheduled together and signed off together.
Kitchens
Set out to the appliances and the services, not only to the drawing. Units levelled to the floor as built, worktops templated after they are installed.
Bathrooms
Full strip-out, first fix, tanking and tiling. The falls are formed before the tiles go down, not corrected afterwards.
Extensions and openings
Structural openings, single-storey extensions and internal reconfiguration, with the drawings and warrant work coordinated for you.
Joinery and second fix
Doors, skirtings, architraves, fitted storage and shadow-gap detailing, finished to a 2mm shadow gap as standard.
Plastering and decoration
Skim, tape and joint, and a decoration specification agreed in writing before the first coat goes on.
Flooring
Engineered timber, large-format porcelain and natural stone, laid on a substrate we have prepared and checked ourselves.
Older properties
Nothing in an old flat is square.
Edinburgh stock is beautiful and almost never true. Walls bow, floors fall away from one end of a room to the other, and a ceiling can run out by 30mm across a single space. A kitchen drawn flat on a plan does not simply drop into that.
So we survey before we price rather than after, and we scribe, pack and set out against what is actually there. It costs a day at the start. It is the reason the doors line up at the end.
Living with the work
The part most people actually worry about.
It is rarely the finish. It is the weeks before it — dust through the whole house, a different van outside every morning, and no real idea who is coming or when.
You get a dated schedule before we start. We board and protect the floors, seal off the rooms we are not working in, and clear the site at the end of every day. The same faces turn up from the first week to the last.
